Loan £225000 (90% LTV) · total repaid £375186.92 · total interest £150186.92 over 300 months

Capital-and-interest repayment at a fixed illustrative rate, with no fees. A real mortgage depends on the product, fees, valuation and affordability checks — this is an estimate, not a lending decision.

How the mortgage calculation works

The calculator applies the standard repayment formula: monthly payment M = P × r ÷ (1 − (1 + r)^−n). For the default example — a £250,000 home with a £25,000 deposit — the loan is £225,000 (90% LTV). At an illustrative 4.5% over 25 years (300 payments), the monthly payment is £1,250.62, the total repaid is £375,187 and the total interest is £150,187. Change any input and the trade-offs appear at once: a bigger deposit cuts both the loan and the LTV band, a longer term cuts the monthly figure while adding interest, and a higher rate moves the payment more than most borrowers expect.

  • £315,000 at 4.5% over 25 years — £1,750.87 a month

mortgage calculator questions

How is a monthly mortgage payment calculated?
With the amortisation formula M = P × r ÷ (1 − (1 + r)^−n), where P is the loan, r the monthly rate (annual rate ÷ 12) and n the number of monthly payments. A £225,000 loan at an illustrative 4.5% over 25 years gives £1,250.62 a month.
What does loan-to-value (LTV) mean?
The loan as a percentage of the property price. A £225,000 loan on a £250,000 home is 90% LTV. Lower LTV bands usually unlock cheaper rates, which is why a bigger deposit can cut the monthly payment twice over — a smaller loan at a lower rate.
Is the calculator's figure what I will actually pay?
Only if the rate stays fixed, there are no fees and you never miss a payment. Variable rates, product fees, valuation and legal costs, and overpayment limits all change the real total — treat the result as an estimate and read the mortgage offer for the exact terms.
Does a longer mortgage term save money?
It lowers the monthly payment but raises the total interest sharply: the same £225,000 at 4.5% costs about £150,187 of interest over 25 years. Stretching to 30 or 35 years cuts the monthly figure and adds tens of thousands in interest — the trade-off to weigh, not a free lunch.
How much mortgage can I afford?
Lenders commonly cap lending around 4 to 4.5 times annual income, then test your outgoings and a higher stressed rate. See how much mortgage you can afford in the UK for the full explainer — this calculator prices a loan, it does not approve one.
