How stamp duty is calculated

SDLT is charged slice by slice, like income tax — not as a single percentage of the price. For a mover buying at £295,000 (GOV.UK's own worked example): nothing on the first £125,000, 2% on the next £125,000 (£2,500) and 5% on the final £45,000 (£2,250), for a total of £4,750. First-time buyers replace the first two bands with a single 0% band to £300,000 and pay 5% up to £500,000 — a £400,000 first home costs £5,000 — but above £500,000 the relief vanishes and standard rates apply to the whole price, so a £500,001 purchase costs about £15,000. Additional properties add 5 percentage points to every band. See the first-time buyer relief guide for who qualifies and the traps that disqualify.

stamp duty calculator questions

How much stamp duty will I pay on a £300,000 home?
As a mover, £5,000: nothing on the first £125,000, 2% (£2,500) on the slice to £250,000 and 5% (£2,500) on the slice to £300,000. As a first-time buyer you pay £0 — the whole price sits inside the £300,000 relief band.
What are the current SDLT bands?
From 1 April 2025 in England and Northern Ireland: 0% to £125,000, 2% to £250,000, 5% to £925,000, 10% to £1.5 million and 12% above — charged slice by slice, not on the whole price. First-time buyers get 0% to £300,000 and 5% to £500,000 instead, with no relief above £500,000.
Do I pay stamp duty on an additional property?
Yes, at higher rates: the standard rate plus 5 percentage points on each band, for purchases of £40,000 or more. On a £300,000 second home that is £25,000 — 5% on the first £125,000, 7% to £250,000 and 10% on the rest.
When do I pay stamp duty?
The SDLT return and any payment are due within 14 days of completion (the effective date). Your conveyancer usually files it, but the liability is yours — late filing draws penalties and interest even when the bill itself is £0.
Does this calculator cover Scotland and Wales?
No. Scotland charges Land and Buildings Transaction Tax (LBTT) and Wales charges Land Transaction Tax (LTT), with different bands and reliefs. This calculator covers Stamp Duty Land Tax in England and Northern Ireland only.
